Terms & Conditions

1. Booking and Payment

A 20% deposit is required at the time of booking to confirm your reservation.
The remaining 80% must be paid 60 days before arrival.
Bookings made less than 60 days before arrival must be paid in full at the time of reservation.
All prices are per night and include VAT, cleaning, and utilities unless otherwise specified.
The Sustainable Tourism Tax (Ecotax) is not included (see Section 11).
Minimum Stay and Short-Stay Surcharge
The minimum stay is 7 nights.
A 10 % short-stay surcharge per night applies to bookings shorter than:
- 10 nights during Mid Season
- 14 nights during High Season

2. Cancellation Policy

60+ days before check-in: Cancellation fee is 20% of the total booking amount.
8–59 days before check-in: Cancellation fee is 50% of the total booking amount.
7 days or fewer before check-in: No refund.

No-shows and early departures are non-refundable.

3. Maximum Occupancy

The property accommodates a maximum of 4 guests.
This limit must not be exceeded at any time.

4. Check-In & Check-Out

Check-in: from 16:00
Check-out: before 10:00

Late check-out may be possible upon request, depending on availability.

5. Pet Policy

Well-behaved dogs are welcome upon request at €30 per night.
Please inform us in advance if you plan to bring a pet.
Guests are responsible for any damage caused by pets.y.

6. House Rules

Smoking is not permitted indoors.
Please dispose of waste in the appropriate recycling and trash containers located in the nearby village.
Please leave the house in a reasonable state upon departure.lability

7. Pool Use & Safety

Children must be supervised at all times.
Running and diving in shallow areas are not allowed.
No glass or sharp objects are permitted in the pool area.
Please keep the pool area tidy after use.lability.

8. Barbecue & Fire Safety

The property is located in an area with high wildfire risk.
During dry or windy conditions, outdoor fires are strictly prohibited.
If barbecuing during restricted periods, please use the covered outdoor fireplace and follow safety precautions.

9. Water Supply

Tap water is not suitable for drinking.
It is safe for brushing teeth and washing produce, but bottled water is recommended for drinking and cooking.
Water is a limited resource in Mallorca — please use it mindfully.

10. Electricity & Energy Use

The house operates primarily on solar power, supported by a generator when needed.
To help us maintain sustainable energy use:

Turn off lights when not in use.
Charge devices and use major appliances during daylight hours when possible.autions.

11. Ecotax (Sustainable Tourism Tax)

This tax is required by the Government of the Balearic Islands and is payable at check-in.

High Season (May to October): €2.00 + 10% VAT per person per night
Low Season (November to April): €0.50 + 10% VAT per person per night

Guests under 16 are exempt. From the 9th night onwards, the tax is reduced by 50%

12. Liability

Guests are responsible for:

Their personal safety while on the property.
Any damage caused to the house, furnishings, pool, or equipment during their stay.
